You need to have local knowledge of the marketplace BEFORE you purchase. (Many owners come to us AFTER they have made a purchase that will not generate the revenue they expected.)

Things you need to know.

  • Complex rental restrictions.
  • How much annual revenue will this property likely generate?
  • How much are the monthly dues?
  • Does the association have an application and fee to rent a unit?
  • Is the association rental friendly?
  • Are there any municipal laws restricting rentals?
  • As a general rule, you want to purchase a rental unit that will produce 10% of the purchase price in gross rental income (e.g. a $600,000 condo should produce $60,000 in rentals).

Things that you DON’T need to know.

  • What is the annual occupancy rate?
    • Ask us why this does not matter.
